Job Description: Construction Superintendent (Non-Residential Tenant Improvement Projects)

Position Title: Subcontract Construction Superintendent – Tenant Improvement Projects

Location: Orange County, CA

Employment Type: Contract 1099 (20 to 40 hours / week)

Compensation: $45 to $60 / Hour

Reports To: Project Manager/Owner

About the Role

We are seeking an experienced and detail-oriented Construction Superintendent specializing in non-residential tenant improvement projects. The ideal candidate will oversee all on-site aspects of construction, ensuring that projects are completed on time, within budget, and to the highest quality standards. We utilize Contractor Foreman application for all work and it has a web application and a mobile app for ease of use. It saves time and simplifies coordination. Training is available.

Key Responsibilities
  1. Project Oversight:
    • Lead day-to-day construction activities for tenant improvement projects, including commercial, retail, and office spaces.
    • Ensure compliance with project plans, specifications, and schedules.
    • Monitor and enforce safety protocols on-site per OSHA and company standards.
  2. Team Coordination:
    • Manage subcontractors, vendors, and laborers to meet project deadlines.
    • Conduct regular site meetings with stakeholders, including clients and project managers, to provide updates.
    • Resolve conflicts and issues that arise on-site.
  3. Budget and Schedule Management:
    • Track project costs and work closely with the project manager to maintain budgets.
    • Develop and maintain construction schedules using Contractor Foreman.
  4. Quality Assurance:
    • Ensure all work meets the client’s design intent, specifications, and quality expectations.
    • Conduct site inspections and prepare punch lists for completion.
    • Complete daily logs using Contractor Foreman application. Training will be provided.
  5. Client Interaction:
    • Act as the primary point of contact on-site, maintaining strong relationships with clients and building management.
    • Provide solutions to address client concerns or scope changes.
  6. Documentation:
    • Maintain accurate and timely project records, including daily logs, RFI responses, change orders, and safety reports.
Qualifications
  • Experience: Minimum 7 years as a construction superintendent, with significant experience in non-residential tenant improvement projects.
  • Education: Bachelor’s degree in construction management, engineering, or related field preferred (or equivalent experience). A degree is not mandatory.
  • Technical Skills: Proficiency in construction management software (e.g., Procore, Bluebeam) and scheduling tools.
  • Certifications: OSHA 30-hour certification and CPR/First Aid certification preferred.
  • Soft Skills: Excellent leadership, communication, and problem-solving skills. We solve complicated problems; we don’t complicate solved problems.

Physical Requirements

  • Ability to navigate construction sites on foot. Climbing ladders and scaffolding.
  • Must be able to work in varying weather conditions and lift up to 50 pounds.

Contract Position

  • You are applying to work as a contractor to a licensed general contractor. Expect 4 to 9 hours of site supervision daily depending on construction schedule.
  • Payment terms will be negotiated.
  • Payment will be hourly with a not to exceed a certain value. If we exceed the value, we’ll negotiate new terms.

We are seeking a dedicated and experienced a contract Construction Superintendent to oversee and manage tenant improvement construction projects from inception to completion. The ideal candidate will have a strong background in construction management, ensuring that projects are completed on time, within budget, and to the highest quality standards. This role requires effective leadership skills, attention to detail, and a commitment to safety on the job site.

An independent contractor or retired construction professional could be ideal for this position.

Responsibilities

  • Supervise daily operations on the construction site, ensuring compliance with safety regulations and company policies.
  • Manage project scheduling with Project Manager, coordinating with subcontractors and suppliers to ensure timely delivery of materials and services.
  • Conduct regular site inspections to monitor progress and quality control, addressing any issues that arise promptly.
  • Utilize software tools such as Contractor Foreman for project management and documentation. Training available.
  • Read and interpret blueprints and specifications to ensure accurate execution of project plans.
  • Implement OSHA standards to maintain a safe working environment for all personnel on site.
  • Collaborate with project managers, architects, and engineers to facilitate communication and resolve any design or construction challenges.
  • Train and supervise construction staff, fostering a productive team environment.

Experience

  • Proven experience as a Construction Superintendent or in a similar role within the construction industry. 7+ year’s experience.
  • Strong knowledge of project scheduling techniques.
  • Familiarity with construction management software such as Bluebeam is preferred.
  • Demonstrated ability in quality control processes and managing subcontractors effectively.
  • Excellent blueprint reading skills with an understanding of construction methods and materials.
  • Strong leadership skills with the ability to motivate teams while maintaining high standards of safety and quality.
  • Knowledge of OSHA regulations related to construction sites is essential.

  • Conduct regular virtual progress meetings with site teams and stakeholders.
  • Review and approve subcontractor invoices, RFIs, and change orders.
  • Track project budgets and implement cost-saving strategies to avoid overruns.
  • Ensure compliance with safety regulations, building codes, and company standards.
  • Manage project documentation, including contracts, submittals, daily reports, and meeting minutes.
  • Deliver timely and accurate project updates to internal teams and clients.
Qualifications:
  • Bachelor’s degree in construction management, engineering, or a related field (or equivalent experience) preferred.
  • Minimum of 3 years of construction project management experience, preferably in non-residential or commercial projects.
  • Comprehensive knowledge of construction practices, codes, and regulations for non-residential projects.
  • Proficiency in project management software (e.g., Procore, MS Project, Bluebeam).
  • Strong communication and leadership skills, with the ability to manage multiple subcontractors and stakeholders remotely.
  • Highly organized and capable of prioritizing tasks in a fast-paced environment.
  • Ability to resolve conflicts and drive solutions under tight deadlines.
