Job Description: Subcontract Construction Project Manager (Remote)
Position Title: Subcontract Project Manager – Tenant Improvement Construciton Projects
Location: Remote with occasional site visits, as needed in Orange County, CA
Employment Type: Contract 1099 (10 to 20 hours / week)
Compensation: $30 to $40 / Hour
Reports To: Owner

Job Summary:
We are seeking a remote-based Subcontract Construction Project Manager to oversee and coordinate non-residential construction projects. The ideal candidate will work closely with site superintendents, subcontractors, and stakeholders to ensure project goals are met efficiently and effectively. This role requires a proactive problem-solver with strong organizational and leadership skills who can manage remote operations and facilitate seamless communication.
Key Responsibilities:
- Two to four hours of work, estimated, daily Monday through Friday.
- Collaborate with the site superintendent to manage daily operations and project execution.
- Utilize Contractor Foreman application daily, training available.
- Coordinate and oversee subcontractor performance to ensure adherence to project schedules, budgets, and quality standards.
- Create and maintain detailed project schedules, monitoring milestones and deliverables.
- Serve as the primary point of contact for subcontractors, resolving issues and providing timely direction.
- Conduct regular virtual progress meetings with site teams and stakeholders.
- Review and approve subcontractor invoices, RFIs, and change orders.
- Track project budgets and implement cost-saving strategies to avoid overruns.
- Ensure compliance with safety regulations, building codes, and company standards.
- Manage project documentation, including contracts, submittals, daily reports, and meeting minutes.
- Deliver timely and accurate project updates to internal teams and clients.
Qualifications:
- Bachelor’s degree in construction management, engineering, or a related field (or equivalent experience) preferred.
- Minimum of 3 years of construction project management experience, preferably in non-residential or commercial projects.
- Comprehensive knowledge of construction practices, codes, and regulations for non-residential projects.
- Proficiency in project management software (e.g., Procore, MS Project, Bluebeam).
- Strong communication and leadership skills, with the ability to manage multiple subcontractors and stakeholders remotely.
- Highly organized and capable of prioritizing tasks in a fast-paced environment.
- Ability to resolve conflicts and drive solutions under tight deadlines.
Work Environment:
- Remote position with occasional travel to job sites as required.
- Reliable internet connection and a dedicated workspace are necessary.
